Information about reservation conditions

Arrival and departure

On the day of your scheduled arrival, your room will be ready for you by 2:00 p.m., at the latest. On the day of your departure, we request that you vacate your room by 10:00 a.m.

In case you arrive on a Friday

If you are scheduled to arrive on a Friday, we request that you please inform us as to when, approximately, you will probably arrive. This is because Friday is our day off. If you arrive more than one hour earlier or two hours later than your intended arrival time, please notify us by telephone.

We regard your reservation as binding

...as soon as you have sent back – by e-mail, fax, or regular mail – to us the reservation confirmation we sent to you. Only then can our confirmation be viewed as binding. If we receive no reply from you within 14 days, your reservation will expire.

Modes of payment

An advance payment is not necessary!

  • Cash payment: Please note that, in Italy, cash payments are allowed only up to 999.99 €.
  • Payment by card: We accept all usual credit or EC cards (but please note the limit).
  • Advance bank transfer: Just ask for our bank data. Since July 1st, 2003, the bank fees for transfers to Italy are only as high as within your E.U. country. Only those sums of money which have been successfully transferred by the time of your departure can be credited to your bill.

Cancellation fees

Due to difficulties encountered in the past, we are now forced to charge for cancelled stays. In this context, we recommend that you obtain our affordable Travel Cancellation Insurance. Unless we specify otherwise, currently valid Italian lodging agreement law (see end of page) shall apply. If we are able to otherwise dispose of your room (by re-renting it) during the relevant time period, we will credit the resultant revenues to your hotel bill.

Cancellation fees (in percent)

  • 1 month prior to your scheduled arrival, we charge 10% of the room rate.
  • 2 weeks prior to your scheduled arrival, we charge 70% of the room rate.
  • 1 week prior to your scheduled arrival, we charge 100% of the room rate.
  • In the event that you fail to arrive and also fail to cancel, we will charge 100% of the room rate.

In the event of delayed arrival or premature departure, we will charge you 100% of the room rate.

In cases of short-term reservations made by phone without the opportunity to obtain written confirmation, the following applies:
If you do not arrive by 6:00 p.m. of the scheduled day of arrival, you will lose your right of occupancy.

Occasionally, something can happen before the start of a trip. With our trip cancellation insurance you are financially covered. Should a booked stay at a hotel be delayed, or even not taken up or prematurely broken off, cancellation charges can be redeemed. In order to save you any expenses in such cases, we recommend you take out this trip cancellation insurance, with which you are covered by the Europäische Reiseversicherung's travel insurance. Excerpt from the Italian lodging agreement law

The statutory regulations applying in the event of cancellation, delayed arrival, or premature departure of an accommodation are explained below.

1. Contract for accommodation

When accommodation has been ordered, booked, or been accepted or has been made available at short notice, a contract for accommodation comes into effect. The conclusion of the contract for accommodation binds both partners with all rights and commitments for the whole period of the contract.

2. Services

The contract for accommodation is valid once the room has been ordered and both parties have agreed to this contract orally or in writing. Upon conclusion of the lodging agreement, the contract binds both parties to fulfil the commitments resulting from the contract for the entire duration of the contract:

  1. The host is obliged to provide the accommodation in a ready-to-use state according to the booking.
  2. The guest is obliged to pay the agreed-upon amount for the duration of the accommodation contract.
  3. The guest is not released from paying the amount resulting from the contract by not making use of his right to claim the accommodation, whatever the reason.
  4. If the reason for not being able to make use of the right of occupying the accommodation is the fault of the host, the guest is freed from the obligation to pay the respective amount.

3. Delayed arrival / premature departure

In the event of delayed arrival or premature departure (regardless as to whether the length of stay was agreed upon orally or in writing), the cost of the stay (room rate, not including board) shall be invoiced 100% for the entire reserved duration of stay.

4. Withdrawal

In the event the guest does not claim his room, the guest is required to pay all of the cost of the accommodation for the entire duration of the reserved stay. The sole place of jurisdiction shall be the operating location.

Guest Pass

  • Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
  • The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info
  • The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass.
